How much does an apartment cost?
Our current housing rates are available on the Leases & Rates page. All housing-related charges—such as rent, deposits, and other fees—are billed directly through your ResidentPortal account. This is the platform where residents can view statements, upload insurance, make payments, and manage their housing balance.
Please note that the ATCC Foundation Student Housing operates separately from Alexandria Technical & Community College (ATCC). This means that housing financials are not connected to your student tuition or college account. Any housing payments must be made through your ResidentPortal or ATCC Foundation staff, not through the college’s billing system.
Do residents pay monthly rent?
No. Residents are charged one total cost for their lease agreement. This total cost is broken into a lease installment plan. We may refer to our lease installments as “rent”. The lease installments do not coincide with dates of occupancy. For example, if your first lease installment due date is July 1, this does not mean you move in on July 1. A typical apartment rents by the month, and the most common term is a 12-month lease. Since we are student-based housing, our lease dates coincide with the academic year and other course terms.
When are the lease payments due?
Always refer to your lease agreement for payment amounts and due dates.
Academic Year - 10 lease payments: July 1; August 1; September 1; October 1; November 1; December 1; January 1; February 1; March 1; April 1
Fall Semester - 5 lease payments: July 1; August 1; September 1; October 1; November 1
Spring Semester - 5 lease payments: December 1; January 1; February 1; March 1; April 1
Summer PTE Skills - 2 lease payments: May 1 & June 1
Summer Internship - 2 lease payments: May 1 & July 1
What is the Security Deposit used for?
We require a $500 Security Deposit for each resident and each lease agreement. If one resident has two lease agreements, we require two $500 Security Deposits.
We require a Security Deposit for two main reasons:
1. This reserves a room for you during the term listed in your lease agreement.
2. This covers any minor cleaning or damage charges applied after you move out.
What is a set-up day? And when do we move in?

Your lease agreement begins on the Saturday prior to the first day of the semester. We've learned from past experience that it does not work well if everyone moves in on Saturday. Instead, you are assigned an in-person "Set-Up" day. This day is meant for you to meet your Resident Assistants (RAs), receive your keys, set up your apartment, purchase groceries, and stop by the College.
The first day you can actually start living in your apartment is Saturday (your lease start date). Typically, residents bring their families on their "Set-Up" day, and then return on Saturday alone. The RAs host a "Welcome Picnic and Bonfire" Saturday evening for everyone to hang out, eat pizza, play yard games, and get to know each other.
Everyone must attend the Mandatory Meeting on Sunday evening (the second day of your lease and the evening before school orientation). This is when the Student Housing Manager meets everyone and goes over the expectations of living on-campus. The Resident Assistants (RAs) will talk about important information that everyone should know about living in the apartments.
What is a Resident Assistant?
The Resident Assistant (RA) is a full-time student who, under the supervision and direction of the Student Housing Manager, serves as a peer educator, counselor, administrator, role model, friend, and team member for the residents of Foundation Hall or J.A. Wedum Hall. The RA works to create and maintain a healthy environment that supports the educational mission of Alexandria Technical & Community College and the academic and personal growth of the students within their assigned living unit. In carrying out their duties, the RA is expected to treat other students, supervisors, and fellow employees with courtesy and respect.
How do I cancel my lease agreement?
A lease agreement may be terminated if the Student Housing Manager receives written notice of cancellation.
A lease agreement may not be canceled without financial penalty except for:
- Withdrawal from ATCC (notification from Registrar required)
- Graduation from ATCC (must be on Registrar’s list)
- Internship (verification required)
To request a cancellation of a lease agreement, the Resident must submit a written notice of cancellation. This can be done by email or in writing. Once the notice of intent to vacate has been received by the Student Housing Manager, the resident must vacate the unit on or before the specified date unless an exception is granted.
Any resident who moves out early without an approved contract release will be held financially responsible for the entire lease agreement. Residents removed for conduct reasons will be held financially responsible for the entire lease agreement.
What types of students live here?
Our community is mostly students under the age of 21, and the majority are first-year students who are experiencing college life for the first time. While the Police Training program is the largest at ATCC and well represented in housing, students from many different academic programs live here, contributing to a diverse and well-balanced community.
How do I get mail and packages?
Each apartment has its own mailbox. At Foundation Hall, the mailboxes are located in the main lobby/entrance. At J.A. Wedum Hall, the mailboxes are located in the hallway by the office at the South entrance. If items are too large to fit into the mailbox, residents can pick up their packages in the main office of their residence hall. Residents will be notified of a package with a slip on their mailbox. They can exchange their slip to receive their package from an office staff member or an RA.

Are the residence halls secure?
Building Security: To enter Foundation Hall or J.A. Wedum Hall, residents must scan their key card or fob to enter the building. Each resident is also given an apartment key to deadbolt their apartment. This key is also specific to each bedroom, so your key will not open your roommate(s) bedroom. The RAs are also given a list of residents living in each building if someone becomes locked out. Office staff and the RAs monitor the building 24/7, and are available in the event of a crisis.
